Our Process

Our job is to be your consultant, advocate and project manager.  From the initial consultation, we provide a personalized action plan with constant communication and feedback until the day we close on your property, and beyond.

At the first listing consultation, you will give us a tour of your home, and we will discuss what your needs are moving forward. We will discuss current market conditions with you, review local market statistics, and determine the best strategy to achieve your goals. We work with the top stagers in the area and often recommend a consultation with one of them to help get your home ready for market.

Once your home is ready for market, we will bring in our professional photographer to take stunning pictures of your home and create a high-quality brochure — but that is not where our marketing efforts end!  Our marketing team will also create a vanity site for your home along with an interactive floor plan and slide show.  We know that homes get sold through realtors and on the internet, so we will make sure your home has maximum marketing to other agents, potential buyers and all over the internet.

Where Your Home is Featured

Your home’s online exposure begins with the award-winning sothebysrealty.com and cascades to our worldwide network of local websites and on to our global media partners’ sites.  Our listings are syndicated to over 300 websites, local, hyperlocal and national sites. They are found on Sotheby’s, Google, Realtor.comZillowGSMLS.comFacebook, Trulia, Luxuryrealestate.com, The New York Times, Wall Street Journal and other real estate brokers’ and agents’ websites who are members of the Garden State Multiple Listing Service, just to name a few.  Unlike most realtors, we also manually list our homes on Craigslist, because we want to be sure we don’t miss a single avenue to get your home sold. Ultimately, once your home is listed, we make sure it is featured EVERYWHERE.

Open Houses

In the first week on market, we host a Realtor open house for all of the local Realtors the first Tuesday or Thursday after you list your home.  When appropriate, we also host a Public Open house that following Sunday.

Our Mission

We make it our mission to stay in constant communication with both you and all potential buyers for this home, so immediately following open houses, we call the agents and buyers who attended, creating excitement and gathering feedback to relay to you. As your advocates, we will negotiate solely on your behalf and advise you every step of the way. We will help bullet-proof your transaction to minimize your risk. Once your home is under contract, we’ll work with your attorney and the Buyer’s Agent to make sure that any outstanding issues are resolved in the necessary time frame.
